A 1,500-acre mixed use master planned community with 6,500 Residential units, 2.8 million s.f. of Office/Commercial, 3 Schools, 7 Public Parks, Public/Semi-Public uses, a Golf Course, and Open Space/Conservation lands. Residential options range from detached homes on 10,000 square foot lots to large, multi-unit condominiums. A hilltop golf course, a community park with ballfields and a BMX track, and reconstructed streams and ponds are among the recreational opportunities at Dublin Ranch. Commercial and Office uses are centered around a Main Street District, and range in scale from “big box” home improvement center to live-work units designed to offer storefront space as part of a residence.

Master Planning of Land Uses, Grading, Utilities and Streets, Project Management and Consultant Coordination (Architects, Landscape Architects, Biologists, Traffic Engineers, etc.), Surveying, Feasibility Studies, Entitlements (Zoning, General Plan/Specific Plan Amendments, Tentative Maps, etc.), Design Guidelines, Infrastructure Design and Mapping, Drainage Reports and related Stormwater Design, Subdivision Final Design and Mapping, Construction Staking.
Unique Challenges:
Significant rolling terrain required thoughtful solutions tailored to the site to meet desired densities and accessibility requirements while creating attractive communities. The preservation of protected habitats and creatures required the coordination of a large team effort. Additionally, regional stormwater detention basin and water quality features were designed and tied into the overall project storm drain system, including an extention of the local agency’s storm drain facilities.
