2,950-acre mixed use Master Planned Community including 6,800 single-family residential units, two 18-hole golf courses, a major recreation center, a multi-use sports complex, a retail commercial site, and 40% natural open space preservation.

Entitlement coordination, Master Planning and site planning, General Plan and Specific Plan amendments, Design Guidelines, Tentative Maps, Final Maps and Improvement Plans, Wetland delineation and mitigation (with biological consultant), Surveying and Construction Staking.
Unique Challenges:

The site encompassed a variety of terrain types including flat terrain with highly expansive soils and hilly areas with geotechnical stability problems, requiring location-specific, cost-effective design solutions that maintained the aesthetic integrity of the project.

Development of the project required the construction of a new regional wastewater treatment plant. MacKay & Somps worked with the local jurisdiction and the plant designer to site the facility and design related infrastructure.

MacKay & Somps was also called on to meet an accelerated design and survey schedule due to the strong housing market at the time of construction.
